Hi Chris! Just a thought for you: expand your thinking for better target acquisition.
For example, I live on the beach in Ft. Lauderdale. I'll bet there are 100 buildings there that not only rent but are home to MANY co-operatives and condominiums. Recently, the manager where I live (a 334 unit high-rise co-op) suddenly died. The filling of that vacancy created a healthy bump for almost everyone (clerical) who reported to him. The job is now filled BUT, the thought remains - broaden your horizon from that of just rental property manager to that of Community Association Manager (CAM license required). The pay is great and often includes a comped residence. Good luck!
