Steven, If you are planning to buy a practice, you will need tol talk to someone, such as a CPA, who can evaluate the actual value of the business.
In most areas there is free confidential small business help. I suggest you go to SCORE -- a free confidential counseling service under the auspices of the US Small Bus Adm. You can go go www.score.org and to "find a local chapter and you'll ge the contract info.

I am assuming here you are looking to remotely manage a practice until you can relocate?
If you find an Optometry business for sale, you may want to speak with the seller and ask him/her if they think the business could be remotely managed. They could help you define the scope of what you will need to do in order to be successful at it.
Depending on your definition of remotely managing your business, you may want to ask yourself, how many hours per day/week/month do you intend to spend communicating with your Office Manager and staffed Optometrist(s), and under what circumstance will you make personal appearances at your business??
Creating and using a Skype account, for instance, and having regular video conference calls with your business manager and associates may likely be very effective in achieving this goal.
