For years I've heard how lucrative real estate investing can be. Last year I began researching the field and different strategies that best fit my market. So far, I have a solid business plan, connections with a CPA, attorney, title company and realtor and have established my LLC. I would like to have a mentor that can guide me into creating an entire corporation and someone I can refer to when making wholesale deals. Hi, Tamara.
Have you looked into showing people how they can roll over--in part or in full--their retirement accounts (IRAs, 401ks, etc) into self-directing accounts. These people can then be your private money lenders. If they're people you have an established relationship with, they can be your passive investors.
You can also do the same with people who may be interested in using their home equity via a Line of Credit or Equity loan as your investors.
Lastly, to make your own private money, you may want to look into equity sharing. In this scenario, investors lend money to home owners (that you could refer), and the investors lend it based on the appraisal. Their hope is that the home will increase in value, and they will receive a good ROI when the home owner sells. Of course, if the home owner invests (with you), they may be able to use that cash flow to pay back the loan. Options. Note that equity sharing may not be in all 50 states.

While I’m at the other end of the country .. think of this as well. Get a real estate license. The reason, if you source a property for a purchaser you can ask to have your fee paid by them. Give the office their cut and invest your commissions into the deal. I have been doing it for years..
